1. Who do I call regarding assessments for the HOA?
Please contact our property management firm, Caruso Management Group. The contact
information can be found on the Contact Us page. Assessment fees are due by the 1st
of every month. Regular Monthly Assessment Payments should be mailed to the Association’s lockbox at: Spring Mill
Townhome Association, PO Box 66637, Chicago, IL 60666-0637. Please
include your payment coupon to insure prompt processing.
Special Assessment Payments should be mailed to the Association’s lockbox at: Spring Mill
Townhome Association, 800 W. Fifth Ave., Ste. 110B, Naperville, IL 60563. Please
include your payment coupon to insure prompt processing.
For your convenience, the Association can automatically deduct your monthly assessment
from your checking or savings account. To register for this free program, please
complete the ACH form found on the documents library page.

2. What does the Association fee cover?
Even though your community is a non-for-profit association it must have the necessary
funds to run the day-to-day business. The Association’s business is to maintain the
Common Elements and the overall workings of the Association. We encourage every
homeowner to look at the Association budget to see where the assessments have been
budgeted to be spent.
3. When are the Association meetings held?
The Association’s Board of Directors typically meet on the 3rd Monday of every month at
the Association’s Clubhouse located at 950 Grand Canyon Parkway. Residents can see
the Event Calendar on the website for meeting dates and times.
4. Who are the Board of Directors?
The Board of Directors are homeowners that are elected by the community. Each member
volunteers their time and talents to benefit the community.
5. What does the Board of Directors do?
The Board of Directors, with the assistance of the Property Management Company, runs the
day-to-day business of the Association. This would include such matters as
vendor contracts and work, financial matters and enforcement of the Rules &
Regulations. Basically the Board of Directors are you decision makers and the
Management Company is your implementer.
6. Who is responsible for individual unit maintenance?
Maintenance of the individual units is the responsibility of the homeowner.
7. Is special approval necessary to build a deck, fence, change windows, etc?
When making any modification to you property like a deck, patio, fence, satellite dish,
windows, doors, etc - you need to submit an architectural variance form to the
architectural control committee for review. You can get a copy of this form on the web site
at the documents library page. Please note that you may also have to get a building permit
from the Village of Hoffman Estates at (847) 882-9100.
8. Do I need a parking pass at Spring Mill?
Yes. All vehicles need a parking permit. Spring Mill has a STRICT parking policy and
violators will be towed. Please refer to the parking rules and regulations for
details. Parking permits are limited and can be obtained by calling the management
office (630) 717-7188. There is a fee for replacement permits.
9. What amenities does Springmill offer?
An outdoor pool and clubhouse. The clubhouse is available for rental by residents.
The application for clubhouse rental can be found on the Documents Library page. Please
check the events calendar for clubhouse availability.
10. Can I rent the clubhouse for a private function?
Yes. Please check the events calendar for availability. Please complete the clubhouse
rental contract and e-mail to the clubhouse manager at msmorawski@sbcglobal.net.

11. When is the pool open?
The pool is currently in need of repairs, and is not currently open. Check back for news on the pool schedule soon.
